Introduction Welcome to the 23rd. Annual General Meeting of our community. The Board of Management have held four scheduled meetings since last years AGM and I published two Newsletters, both publications plus the 2005 AGM Presidents Report can be found on the community website in the newsletter section. The dates of the Board meetings were October 14th. 2005 following the AGM, February 13th. May 22nd. and 14th. September 2006. I have had nine meetings with our Administrator Sr. Luis Camuna Saldo at various intervals since the 2005 AGM. The Vice President, Sr. Enrique Cheminade and I have had numerous impromptu discussion / meetings throughout the same twelve months period.

Community Gardens: Our gardens are now back to there former glory after the hard pruning earlier this year. The trees, bushes and scrubs have fully recovered, looking colourful with increased blossom and foliage. Privacy around the pool areas has essentially been restored. Irrigation of the gardens commenced during the first. week of June. This coincided with the lifting of the drought restrictions previously enforced by the Andalucia Regional Government. We are expecting the drought restrictions to be re-enforced later this year, largely dependent on the autumn and winter climactic conditions.
Community Painting: We will commence the painting of the community towards the end of March 2007. The painting contractor, Benicam S.L., which carried out the work last time, in February 2002, has been commissioned to carry out the painting again next year. Their quotation was competitive and the quality of the workmanship is known to us.

The Benicam S.L. quotation of 57,000 € includes materials and labour. This does not include the painting of Owners metal grills, gates and wood vanished doors. The painting operation of the entire community is expected to take 3 months, weather permitting.
Annual Review: This review covers important improvements and other activities that have taken place around the community over the last 12 months. a) Resurfacing and making good the parking areas adjacent to groups 'E' and 'F'. b) Re-location of the pool pump, filter and electrics in Group 'C' gardens. c) A cement wall with security wire fencing was built on the boundary of Group 'B' gardens and the Los Eucalyptus entrance. d) The gardens sprinkler systems were modified to improve irrigation around the community. e) Two new purpose built Basura deposits were completed earlier this year. The deposits which house the large grey/yellow wheelie bins are located between casa Nos. 34 and 38, beneath the water tower and the second deposit opposite the post casita. The erratic Basura/Rubbish collection which occurred in late spring has now been resolved. f) The community “Code of Behaviour” guide lines, was revised earlier this year and circulated to all owners. The notice boards by the pools have also been updated reflecting the changes. g) Improvements to the quality and strength of the television signal that is transmitted to group 'G' from the central community system was carried out in July. h) Eight palm trees were pruned and trimmed in four areas of the community gardens, groups 'A', 'C', upper 'D' and 'F'. i) Repair maintenance to the pools of groups 'A', 'D' ,'E' and 'F' was carried out over the spring and summer months.

Security: Since last years annual general meeting the following vandalism and security problems have been reported. During the Christmas holidays of 2005, three private cars in Group 'C' 22-30 had their windscreens smashed. Unfortunately the high spirited vandals were not traced. Break-ins were reported for villas Nos. 13 and 16. These burglaries took place in June. Recently No. 32 was the target of a broken-in; the perpetrators entered via the lounge windows and absconded with money and personal belongings. All three incidents were reported to the police and the appropriate crime reports logged with the Guardia Civil.

The Board of Management: I would like to place on record my thanks for the continual support afforded to me by the Board of Management our Administrator and his pleasant and friendly staff.
